MLS Stats Muskoka 2017-2018

The Lakelands Real Estate Board released these MLS statistics comparing last years sales to 2017. The table below displays Muskoka's number of listings, number of listings sold, average sale price and average days on market. The second table specifically details waterfront property stats. Please note, these are MLS (Multiple Listing Services) listings only and do not include Exclusive Listings or private sales. 

The number of properties on the market has decreased each year over the last four selling seasons. The table above illustrates a further decline again in 2018 while prices have gone up due to lack of product. Therefore, according to the above statistics - this may be the opportune time to sell. 

While there has been a decrease in properties listed through MLS, there has been an increase in Exclusive Listings over the past few years. This may be in part due to MLS rules and regulations, sellers preferences regarding privacy, confidentiality and control of showings including qualifying buyers prior to arranging a viewing.
