Marie Makes Magic Happen in Muskoka

I had a gorgeous property listed on Lake Rosseau with over 650 feet of frontage on 4+ acres. This spectacular parcel of land was in Sequin Township, District of Parry Sound. Due to the frontage, a very low percentage of building lot coverage was allowable under the current zoning bylaw. To afford the purchaser the square footage he required, the new cottage would have to be built 2 stories in height. Being that this property is fairly level, aesthetically it made more sense to spread the building out, keeping the roof line low, so it would not appear a monstrosity from the water. Marie and I worked diligently with both my seller and the buyer, developed and presented a plan illustrating to the Township that this application made common sense for not only the buyer but for neighbours, the township and ultimately the lakefront. The application was passed, my seller successfully sold his property and the buyer is extremely pleased and Marie is our heroine.
