Also charted as Warner Island, Highlands Island is located in Rest Harbour on central Lake Rosseau in the heart of Muskoka. Tucked in between Lash Point to the West and the tip of Royal Muskoka Peninsula to the East, the West and south side of Highlands Island benefits from generous unobstructed Lake Rosseau views.
Conserve, Protect, Respect the Environment
Highlands Island is a 42-acre Island purchased in whole with conservation in mind. A large portion of the island is being donated to the Muskoka Conservancy to help preserve the natural habitat, wildlife and to prevent overdevelopment. The remainder of the island will be severed into just three or four estate size buildable lots.
For over a Century Highlands has existed as one of Muskoka Lakes' largest private islands. There are only two structures on the south side that were enjoyed by the original family from the 1920’s onward. Tear downs now, the lots are prime for redevelopment and will ultimately be purchased by those cottage connoisseurs seeking unparalleled privacy on estate sized shoreline and acreages.
How to Get to Highlands Island
Access to Highlands is via a Royal Muskoka mainland landing point. Land accessible Royal Muskoka Island is a peninsula with a colourful history of it’s own. Once home to The Royal Muskoka Hotel featuring a 9-hole golf course. In the early 1900’s patrons came from afar arriving via Steamships. The Muskoka Navigation Company built this luxury resort in 1901. The hotel was very formal, and guests were expected to be properly attired. The elite from the area would also come to the hotel for a round of golf or an evening of dining and dancing.

Royal Muskoka Then and Now
Unfortunately, the hotel was destroyed by fire in 1952 and not rebuilt. Land lots were sold off, and single-family cottages were built on the grounds where this luxurious resort once stood.
Today Royal Muskoka continues to offer a unique neighbourhood environment with community held back lands including a large park area. From Highlands Island, Royal Muskoka is a great place to walk and bike with kilometres of roadway. Since it is a peninsula with only one egress - the only traffic is that of RMI cottage owners and their guests.
